Solano County Market Analysis

Fairfield · Vacaville · Suisun City

Solano County sits between the Bay Area and Sacramento, and its home prices sit between them too. As of September 2026, the median sold price for an existing single-family home in Solano County was about $580,000, compared with about $1,325,000 across the nine-county Bay Area and about $900,000 statewide (C.A.R.). Medians reflect the mix of homes sold in a given month, not the value of any single home.

Over the three months ending August 2026, the median sale price was about $600,000 in Fairfield, down 3.1% from a year earlier; about $610,000 in Vacaville, down 3.2%; and about $535,000 in Suisun City, up 0.9% (Redfin). Homes sold faster than a year earlier in all three cities, in a median of about 36 days in Fairfield (48 a year earlier), 36 in Vacaville (42), and 35 in Suisun City (40) (Redfin).

The communities

Fairfield is the county seat, with Travis Air Force Base on its east side and established neighborhoods alongside newer developments near I-80. Vacaville sits north along I-80, with a mix of older neighborhoods, newer subdivisions, and easy access toward Sacramento and Davis. Suisun City borders Fairfield, with a waterfront downtown and the Suisun-Fairfield Amtrak station on the Capitol Corridor line.
