Communities Near Travis AFB

Every family weighs commute, budget, home size, and lifestyle differently. Here's a starting point for the communities closest to base. I'm happy to tour any of them with you, in person or by video if you're still at your current duty station.

Fairfield

The city that surrounds Travis AFB and the Solano County seat. A wide range of home styles and price points, with shopping, dining, and the I-80 corridor close by. Neighborhoods range from established areas to newer developments.

Vacaville

North of base along I-80, with a mix of established neighborhoods and newer subdivisions, parks, outlet shopping, and easy access toward Sacramento and Davis.

Suisun City

Next door to Fairfield and close to base, with a historic waterfront downtown and the Suisun-Fairfield Amtrak station on the Capitol Corridor line between Sacramento and the Bay Area.

Beyond Solano

Some families look farther afield: Napa, Benicia, Dixon, or the Sacramento region. I can help you compare commutes, prices, and trade-offs before you decide where to focus.

Ask me for current local market data for any of these communities. For schools, I'll point you to official sources such as the California Department of Education so you can compare for yourself.

Your PCS Home Checklists

Practical steps to work through before and during your move. Print them, share them with your spouse, or bring them to our first conversation.

PCS Home-Buying Checklist

Buying Near Travis
  1. Confirm your timeline. If you're renting now, note when your lease ends. If you're arriving on orders, note your report date, any temporary lodging, and when your household goods are expected to arrive.
  2. Talk to a lender early. Get pre-approved, and if you're exploring a VA-financed purchase, ask your lender about your Certificate of Eligibility, entitlement, and funding fee.
  3. Set your budget. Factor in your housing allowance, property taxes, insurance, and any HOA dues, not just the monthly payment.
  4. Rank your priorities. Commute to base, home size, yard, schools, and how long you expect to stay.
  5. Tour remotely if needed. Video walkthroughs and neighborhood drive-throughs can help you narrow choices before you arrive.
  6. Plan inspections and appraisal. Build time for both into your offer, and schedule closing around your arrival date.
  7. Think ahead to your next PCS. Consider whether the home could work as a rental if you're reassigned.

PCS Home-Selling Checklist

Leaving for Your Next Assignment
  1. Start as soon as you have orders. Map out your departure date and work backward to set a listing date.
  2. Decide: sell or rent? Compare your equity, current market conditions, and what it would take to manage a rental from a distance.
  3. Get a pricing analysis. Request a comparative market analysis so you know what your home could sell for today.
  4. Prepare the home. Handle repairs, declutter, and plan staging and photos before movers arrive, if possible.
  5. Coordinate with your move. Time showings, the packout, and your final walkthrough so they don't collide.
  6. Plan to sell from afar. Ask about electronic signatures and remote closing options in case you leave before closing.
  7. Keep records. Save your closing documents and receipts for your taxes and your next purchase.

These checklists are general information, not legal, tax, or lending advice. VA loan eligibility and terms are set by the U.S. Department of Veterans Affairs and your lender; housing allowance amounts are set by the Department of Defense.

Common Questions

Buying or Selling Near Travis AFB: Your Questions Answered

Straight answers to the questions military families, veterans, and retirees ask most often about moving to or from Solano County.

Which communities are closest to Travis AFB?

Travis AFB sits on the east side of Fairfield, so Fairfield, Suisun City, and Vacaville are the closest communities. Buyers also look at Dixon, Benicia, Napa, or the Sacramento region for a different price point or lifestyle. The right fit depends on your commute, budget, home size, and how long you expect to stay. I'm glad to compare them with you, in person or by video.

Can I buy a home before I arrive in Fairfield?

Often, yes. Many buyers start the search from their current duty station using video tours, neighborhood drive-throughs, and electronic signatures, then plan closing around their report date. Ask your lender early about any occupancy requirements and timing for your loan so your purchase lines up with your arrival.

How long does it take to buy a home on PCS orders?

It depends mostly on your loan. Once an offer is accepted, closing usually takes several weeks, and VA loans can take longer because of the VA appraisal's property standards and extra documentation. Ask your lender for a realistic timeline for your loan type. If your report date is firm, we'll work backward from it so inspections, appraisal, and closing all fit your schedule.

Can I use a VA loan to buy in Solano County?

VA-backed loans can be used to buy a primary residence here, as anywhere in the U.S. Eligibility, entitlement, down payment, and the funding fee are set by the U.S. Department of Veterans Affairs and your lender, so the best first step is to explore a VA-financed purchase with your lender and request your Certificate of Eligibility. I'll make sure your offer and timeline account for VA appraisal and loan requirements.

Should I sell my home or keep it as a rental when I PCS?

It depends on your equity, current market conditions, the rent the home could bring in, and whether you're comfortable managing it from a distance or paying a property manager. A comparative market analysis shows what your home could sell for today, which is a useful starting point for comparing both options. For tax questions, talk with a tax professional.

Can I sell my home after I've already left the area?

Yes. Many sellers list before or after their packout and finish the sale from their next assignment, using electronic signatures and remote closing options where the title company allows them. We'll plan showings, repairs, and the final walkthrough so they work whether you're here or not.

Do you only work with military families?

No. I work with every buyer and seller, military or civilian. Because I served at Travis myself, I understand the timelines and pressures that come with orders, and I've built these resources with military families in mind.

Is there a cost for a consultation?

There's no charge and no obligation. If we decide to work together, we'll go over how compensation works and put our agreement in writing before you start touring homes.
